Most often people assume that the spring and summer are the ideal times because the weather is nice, kids are getting out of school, people have more free time, etc. These perceived benefits are actually the primary reasons that waiting until the spring and summer can cost you money. </span></span></span></p>
<p><span style="color: #333333;"><span style="font-size: 10pt;"><span style="font-family: verdana,geneva;">As we move into the holidays and winter months, sellers start taking their homes off the market in droves so that they can re-list in the spring, and the pace of new listings hitting the market slows dramatically. Historically , these three months have had the fewest amount of homes on the market all year. For example, in December 2010, there were 5,455 new listings that came on the market in King, Snohomish and Pierce counties. Compare that to April of this year, where 10,083 new listings came on the market, and you can see that there is nearly twice as much competition for home sellers in the spring than there is now. This mass exodus of inventory causes there to be much less homes for buyers to choose from, thus forcing the buyers to be more competitive with each other. </span></span></span></p>
<p><span style="color: #333333;"><span style="font-size: 10pt;"><span style="font-family: verdana,geneva;">Now, the natural rebuttal to this would be, "Well aren't there more buyers in the spring and summer than the winter?" And the answer traditionally is yes--although this year there were actually more closed sales in October and November than March and April--but the biggest factor is the level of motivation of buyers shopping in winter/holiday months. While everyone else is spending time relaxing at home with their families during the holidays, these buyers are out there, driving in the snow and rain, and are actively looking for homes. This is because they are making buying a home their first and most focused priority. So while there may be fewer showings in the winter, each showing is typically much more qualified than a lot of the casual home buyers that come out in the spring. </span></span></span></p>

This is a government sponsored 30 year fixed mortgage product that is available in certain geographic areas. <p style="margin: 0px 0px 10px 5px;"><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;">The  Housing Affordability Index (HAI) measures whether a family making the  median income can afford a median priced house at current mortgage  interest rates. An index of 100 means that the typical American family  has 100% of the income it needs to purchase a median-priced home with a  20% down payment. With median home prices down 6.8% in King County in  June and mortgage interest rates at historically low levels, more people  are within reach of the American dream of homeownership than have been  in the past 40 years.</span></span></span></p>
<p style="margin: 0px 0px 10px 5px;"><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;">As  the graph shows, homes were least affordable in the early 1980s, when  mortgage interest rates averaged 16% and other factors made buying more  difficult. Since real estate markets started seeing corrections in 2005,  home affordability has been on a significant upswing. But what does  this mean for those in the market to buy or sell a home?</span></span></span></p>

At midyear, the Northwest MLS has logged 41,151 pending sales for a slight improvement on the total of 41,001 for the first six months of 2010 when sales were stimulated by a federal tax incentive.</span></span></span></p>
<p><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;"> </span></span></span></p>
<p><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;">Measured by "month's supply," there is about a 5-month supply of homes in the entire NWMLS, which is considered to be a balanced (or neutral) market favoring neither buyers nor sellers. <strong>Inventory is tighter in King County where the month's supply is about 3.7 months.</strong></span></span></span></p>
<p><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;"> </span></span></span></p>
<p><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;">Prices on last month's closed sales area-wide were down about 9 percent from the same month a year ago, but compared to January, the drop is only about 2.8 percent. The median price for sales that closed last month was $240,950; a year ago it was $265,000. In January it was $250,000.</span></span></span></p>

<p><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;">CoreLogic, Inc., a California company that analyzes various statistical data, attributes much of the drops in home prices to distressed sales. In a report issued last week, the company said year-over-year prices for sales during May fell 5.8 percent in the Seattle area and 7.4 percent nationwide. <strong>If homes in or under threat of foreclosure are excluded, the drops were just 1.75 percent in King and Snohomish counties</strong>, according to CoreLogic's analysis</span></span></span></p>

<p><span style="font-family: verdana,geneva;"><span style="font-size: 10pt;"><span style="color: #333333;">Like prices, inventory is showing signs of stabilizing. The NWMLS added 10,334 new listings to inventory last month, about the same number as a year ago when they added 10,354 new listings. With those additions, there were 36,871 single family homes and condominiums offered for sale in the MLS database at the end of June. That's down about 14 percent from a year ago when inventory stood at 42,940 active listings.</span></span></span></p>
